CONVEYANCING PROPERTY SEARCHES PAYMENT TERMS & CONDITIONS

If You as the Property Purchaser (defined as “You”) pay us as Advantage Matters Limited (defined as “AML”) directly for your conveyancing property searches it will be on the following Terms:

  1. HOW DO YOU PURCHASE CONVEYANING PROPRTY SEARCHES?

    Payment will be collected by credit or debit card. Payment can be made by the following methods:
  • By telephone
  • By completing a secure payment link provided by Worldpay

    You will not incur any credit or debit card payment charges.

    YOU CANNOT CANCEL ONCE WE HAVE RECEIVED PAYMENT.

  1. PRODUCTION OF CONVEYANCING PROPERTY SEARCHES

    Conveyancing Property Searches will be provided by Assured Searches Limited or direct from the data provider.

    Regulated Local Authority Searches and Regulated Drainage & Water Reports will include a Search Report Insurance Policy. The Search Report Insurance Policy will provide an Indemnity Value of up to £5,000,000.

  1. STANDARD SEARCH PACKS AND PRICES

    A Standard Search Pack consists of:

    Regulated Local Authority Search
    Regulated Drainage & Water Report
    Groundsure Homebuyers Environmental Report
    Groundsure Planning

    A Standard Search Pack for a property located in England & Wales is £275 including VAT

  1. ADDITIONAL CONVEYANING PROPRTY SEARCHES AND PRICES

    Dependent on the location of the property You intend to purchase, it may be advisable to purchase additional Conveyancing Property Searches to the Standard Search Pack. This will ensure your Conveyancer has all information required to report to You before proceeding to Exchange of Contracts.

    AML will advise You at time of payment if it is recommended You purchase any additional Conveyancing Property Searches. It is your decision if You accept this recommendation.

    AML will not accept any responsibility if You decide not to act on the recommendation.

    Please note your Conveyancer may recommend further Conveyancing Property Searches at a later stage in the transaction.

    If You do accept AML’s recommendation to purchase additional Conveyancing Property Searches to the Standard Search Pack, AML will advise of the additional payment required before payment is processed.

  1. RETURNING YOUR COMPLETED CONVEYANCING PROPERTY SEARCHES

    Once your Conveyancing Property Searches are completed AML will return these directly to your instructed Conveyancer.

    It is your responsibility to provide AML with your instructed Conveyancer’s contact details. We will however, do our very best to ensure we have the required contact details on file so there is no delay in the transaction.

PAYMENT FOR LAND REGISTRY DOCUMENTS


If You as the Property Seller (defined as “You”) pay us as Advantage Matters Limited (defined as “AML”) for Land Registry documents it will be on the following Terms:
  1. HOW DO YOU PURCHASE LAND REGISTRY DOCUMENTS?

    Payment will be collected by credit or debit card. Payment can be made by the following methods:
  • By telephone
  • By completing a secure payment link provided by Worldpay

    You will not incur any credit or debit card payment charges.

    YOU CANNOT CANCEL ONCE WE HAVE RECEIVED PAYMENT.
  1. HOW MUCH WILL LAND REGISTRY DOCUMENTS COST?

    This will only be known when AML researches your property on Land Registry records. AML advises You budget £20 but costs can be significantly more for leasehold properties. AML will confirm the payment required before accepting any payment. However, in the unlikely event of further Land Registry documents being required You will be responsible for payment and this will be confirmed and agreed with You should the need arise. AML do not make any profit from obtaining Land Registry documents required for the sale of your property.
  1. HOW ARE LAND REGISTRY DOCUMENTS RETURNED?

    AML send Land Registry documents direct to the Law Firm You instruct. Should the transaction abort for any reason, AML will happily send the documents to You if requested.
